Mine has an e-collar, but it’s amazing how fast he can venture off and when I’m not paying attention. I have an underground fence at home, I should probably get one at the farm too.

Makes sense - Have you had any success finding the undervalued land? Any tips? Do you look at listed properties and hope you're the first to the table on good deals, go door knocking on unlisted, or go to land auctions?
Yeah - I haven't found many ideas that don't involve flipping the land. I'd be paying cash, so the interest rates wouldn't get me, but it would have to have as good or better return than more passive stock market investments.

I think my setup is mostly good for bedding around the south, west, and maybe east edge with food in the middle and north. Is there any cautions regarding having bedding near the perimeter rather than in the middle?

You aren't kidding about this. Unfortunately, I haven't found these thermals to be as predictable as the thermals in the mountains. Seems like they create more swirling than consistent up or down breeze. I don't think it's bit me too bad yet, but adds an extra element for sure.
